    CLUSTER DEVELOPMENT

    Plats show difference in development under typical lot-by-lot zoning and cluster zoning. Both tracts have the same density, but clustering allows for more open space.

    ZERO LOT LINE DEVELOPMENT

    A development approach in which a building is sited on one or more lot lines with no yard. Conceivably, three of the four sides of the building could be on the lot lines. The intent is to allow more flexibility in site design and to increase the amount of usable open space on the lot.
